How we work

Stage 1

The Design Brief

Prior to coming to the meeting, the client is given a briefing document to help them
work out what they actually want from the design process. When the client meets
with the architect/ interior designer, they go through the clients outlined thoughts
and needs and together agree on the final brief. This discussion is generally around
scope, design, budget and timings. The client also gives an indication of their personal
requirements and a wish list of everything that needs to be included in the design
(number of bedrooms, garages, services or utilities needed) The architect/ interior
designer then takes the brief back to the studio to appraise and we then report back
on the client’s requirements with regards to:

  • The brief
  • The site and rights and constraints
  • The budget
  • The need for specialized consultants (structural engineer, quantity surveyor or more)
  • Expected delivery timings

The contractual agreement

After agreeing on the brief, we then write a contract outlining the agreed scope, budget, programme, and specialists needed. At this point (before going any further on the project) the client must sign the dotted line to commit. The design process can then commence after the client has made the stage 1 and 2 payment outlined and agreed as per contract.

Stage 2

Concept design

After the scope is agreed upon, the initial design concept is produced. The architect/ interior
designer provides the client with clear floor plans and 3D’s of the proposed design.
For interior projects, at this stage, we will deliver mood boards, samples, swatches,
furniture layouts, and sketches to give the client the ability to envisage the end result.
The plans are evaluated and discussed with the intention of giving the architects a
clear indication as to how to further improve the design.

Prepare an initial design and advise on:

  • The intended space provisions and planning relationships
  • Proposed materials and intended services
  • The technical and functional characteristics of the design
  • Check the conformity of concepts with the rights to the use of the property
  • Review the anticipated costs of the project
  • Review the project programme

Stage 3

DESIGN SIGN-OFF & MUNICIPAL SUBMISSIONS

Once the client is happy that the design concept has been moulded and adjusted to their satisfaction, we then proceed to Council Drawings. At this stage we will also have a final Area Schedule of the
design. If the final area deviates by more than 10% of the original estimate then the fees will be adjusted. These drawings will also be adequate for bank submissions.

  • Confirm the scope and complexity
  • Review the design and consult with local and statutory authorities
  • Develop the design, construction system, materials and components
  • Incorporated all services and the work of the consultants
  • Review the design, costing and programme with the consultants
  • Scope of work to include: Site Plan, Floor Plan, Roof Plan, Sections, Elevations, Door and Window Schedules, Electrical Layouts (by specialist), Boundary Walls, 3D Presentations: Multiple External Views

Additional complimentary services:

  • Recommendation of consultants i.e. engineers and other specialists
  • Council submission

Stage 4

MUNICIPAL APPROVALS

Once Design sign off has been achieved, we produce all of the necessary drawings for the council and the HOA submission. These documents include finalized site plans,
floor plans, sections, elevations, roof layout, details, door and window schedules,
fenestration calculations and any other necessary documentation that might be
required by the HOA or Council for approval. Prepare documentation sufficient for
local authority submission

  • Co-ordinate technical documentation with the consultants and complete
    primary co-ordination
  • Prepare specifications for the works
  • NB: Council submission costs are covered by Client

Stage 5

IMPLEMENTATION & QUALITY CONTROL

We produce further drawings as required by the contractors for construction or in interior cases, we provide a detailed schedule that specifies materials for the installers etc. We also visit the site at regular intervals as well as per special requests to ensure that the project is completed correctly.

Contract administration:

  • Issue construction documents
  • Initiate and/or check sub-contract design and documentation as appropriate
  • Inspect the works for conformity to the contract documentation
  • Assist the client to obtain the occupation certificate

Stage 6

KEYS HAND OVER

  • Fulfil and complete the project close-out including the preparation of the
    necessary documentation to facilitate the effective completion, handover
    and operation of the project.
  • After the contractor’s obligations with respect to the building contract
    are fulfilled, the architect shall issue the certificates related to the
    contract completion.
  • Provide the client with as-built drawings and relevant technical and
    contractual undertakings by the contractor and subcontractors.
  • The happy client moves into their space and enjoys the newly built or renovated
    environment.

Stage 3: Design sign-off & Municipal Submissions

Proceedings with Council Drawings and the final Area Schedule of the design happen at this stage. If the final area deviates by more than 10% of the original estimate then the fees will be adjusted.

Stage 4: Municipal Approvals

We produce necessary drawings for council and HOA submission. These documents include technical documentation with the consultants and complete primary co-ordination.

Stage 5: Implementation & Quality Control

We produce further drawings as required by the contractors for construction OR in interior cases, we provide a detailed schedule that specifies materials for the installers etc.

Stage 6: Keys Hand-Over
Provide the client with drawings and relevant technical and contractual undertakings by the contractor and subcontractors. The official key is then given to the client!
